Finding and Securing the Perfect Tenants

Tenant selection is one of the most critical aspects of property management. I conduct in-person viewings whenever possible to meet prospective tenants face-to-face and pre-vet them before applications are submitted. For out-of-town applicants, I connect via phone or video to ensure a thorough understanding of their suitability. Each application undergoes phone reference checks, digital background reviews, and multi-bureau credit checks. I’ll discuss my preferred tenant with you and finalise the agreement only once you’re satisfied.

Seamless Money Management

Your rental income is handled securely through a Trust Account, adhering to strict compliance standards and ensuring we meet the REINZ Residential Property Management Code of Practice. I collect and lodge the tenant’s bond with Tenancy Services and enforce a zero-tolerance policy for arrears. Rent is collected weekly via automatic payments, and you’ll receive detailed statements with start-of-month and mid-month disbursements. This ensures full transparency and keeps you informed every step of the way.

Property maintenance is a priority, not a hassle. If any repairs or preventative maintenance are needed, I’ll coordinate with trusted suppliers to address the issue promptly. My goal is to keep your property in excellent condition while minimising disruption for you and your tenants. You will receive timely updates as soon as a maintenance issue arises and throughout its resolution, so you’re always informed every step of the way.

Minimising Vacancy Periods

As the end of the tenancy approaches, I’ll work closely with the tenant to determine their intentions. If they’re planning to move, I’ll immediately start the re-marketing process to reduce downtime. This happens months in advance ensuring no downtime. From handling the bond release to organising cleaning and necessary maintenance, I take care of everything to ensure your property is ready for the next tenancy.
